Airbnb has launched its "Friendly Buildings" program, enabling residents to combine living in an apartment with hosting short-term guests. The initiative is now active at Broadstone Post Oak in Houston.

Airbnb Germany GmbH has expanded its "Friendly Buildings" program, which allows residents to earn additional income by renting out their apartments for short stays. The program is now operational at the Broadstone Post Oak building in Houston, Texas.
The initiative permits apartment rentals for up to 180 nights per year. The building's property management receives a 25% share of the revenue generated from hosting activities, which is factored into potential earning estimates. Airbnb suggests an individual apartment could potentially yield up to €537 monthly.
The "Friendly Buildings" program aims to integrate short-term rentals more smoothly within apartment complex regulations. Participating buildings often provide ancillary services, such as cleaning between guest stays, and ensure residents adhere to community rules, including quiet hours.
Airbnb also offers "AirCover for Hosts" protection, which includes guest identity verification, reservation screening, and damage protection for hosts. The company states the program provides apartment dwellers with an avenue for extra income while assisting property managers in developing new revenue streams and fostering community engagement.
