Analysis of Carmel-by-the-Sea Sales Shows Widening Price Gap for Beach Proximity

The Bambace Peterson Team has released an analysis of residential sales in Carmel-by-the-Sea’s "Golden Rectangle" between 2017 and 2026. The data, covering 338 transactions, indicates that the premium commanded by beach-proximate homes has not only persisted but has intensified over the last decade.

Findings show that homes on Scenic, the street directly bordering the beach, averaged $4,192 per square foot, significantly higher than the benchmark of $2,290 for the area. By the third and fourth blocks inland, prices effectively align with or fall below that benchmark. This price disparity has widened, with Scenic homes showing a substantial increase in premium when comparing the 2017–2019 period to the 2023–2025 period.

Founding partner Mark Peterson stated that the shift is partly driven by tightening inventory, with sales volume dropping to an average of 29 per year over the last three years, down from a ten-year average of 35. The data suggests that as supply remains limited, the valuation gap between prime coastal real estate and inland properties is accelerating.

As of September 30, 2026, the median sale price in the area stands at $4.8 million, roughly 23% above the decade-long average. The study notes that almost every street surveyed has seen prices climb above its respective ten-year average.
