Bravo Capital Now Financing Build-to-Rent Communities Under New HUD Guidance
Bravo Capital is now accepting financing requests for Build-to-Rent communities following new guidance from the U.S. Department of Housing and Urban Development (HUD). The guidance allows for financing of detached single-family homes, duplexes, and triplexes.

Bravo Capital, a commercial real estate financing platform, announced it is now accepting financing requests for Build-to-Rent (BTR) communities. This follows new guidance from the U.S. Department of Housing and Urban Development (HUD) that permits mortgage insurance under the 221(d)(4) and 223(f) programs for communities composed of detached single-family homes, duplexes, or triplexes.
The new HUD Mortgagee Letter 2026-12 treats BTR communities similarly to traditional multifamily rental developments, provided they meet specific requirements. These include being located on a cohesive site, developed for long-term rental, and professionally managed. This change provides BTR sponsors access to HUD's long-term, fixed-rate, non-recourse financing, a shift from their previous reliance on construction loans and short-term bridge debt.
"Build-to-rent has become a meaningful part of the rental housing market, and until now it has largely sat outside of HUD," said Aaron Krawitz, CEO of Bravo Capital. "This guidance puts BTR communities on the same footing as traditional multifamily and opens the door to long-term, fixed-rate, non-recourse capital."
Bravo Capital also offers its Bridge-to-HUD platform for communities that require a stabilization period before securing permanent HUD financing. The company and its affiliates have closed over $2.5 billion in financing nationwide since 2021.
