Austin-based investment firm Buchanan Capital Partners (BCP) has acquired Churchill Tower, a Class A office building located in Dallas's Park Central submarket. This acquisition is part of BCP's ongoing strategy in commercial real estate.

The 12-story, 277,268-square-foot building is situated in a key Dallas location. Built in 1999 and comprehensively renovated in 2025, the tower features flexible office floor plates, a parking garage with 997 spaces and EV charging, along with updated amenities including a lobby, fitness center, and cafe.

Churchill Tower is currently 93% leased to a diverse base of approximately 50 tenants. A notable tenant is Carr, Riggs & Ingram (CRI), an accounting and advisory firm that has occupied space in the building for over two decades.

BCP stated that it acquired the building at an attractive cost basis during a period of slower institutional capital return to the office sector. The company indicated that Class A office rents are significantly lower than in competing submarkets, while competitive product is being removed from the market for redevelopment. BCP believes the property offers a compelling combination of quality, location, and value.
