New York-based Encore Finance Group has closed its inaugural multi-borrower single-family rental securitization, titled ENCR 2026-SFR1. The $275 million transaction is backed by 36 fixed-rate loans originated by the firm, covering 1,308 rental properties.

The issuance, structured and managed by Goldman Sachs, consists of eight classes of notes. Individual loan balances within the pool range from $1.6 million to $32.2 million. The move is intended to bolster the company's balance sheet and expand its institutional financing capacity.

CEO Beth O'Brien stated that the company intends to become a serial issuer on the capital markets to provide clients with greater structural flexibility. The firm, which focuses on investor-driven real estate mortgage loans, has actively worked to diversify its funding sources over the past year.

This securitization marks a shift in Encore's capital strategy, allowing the lender to scale its business-purpose lending model. By accessing the broader capital markets, the company aims to better support the long-term lifecycle financing needs of its professional real estate investor clients.
