MEXICO CITY – FIBRA Prologis, a real estate investment trust focused on industrial properties in Mexico, released its financial results for the second quarter of 2026 on July 23, 2026. The company reported key operational metrics including increased rental income on renewed leases.

The trust achieved an effective net rent increase of 40.8% on lease renewals during the second quarter. Occupancy at the end of the period stood at 95.8%, with an average occupancy of 96.1% for the quarter. Customer retention was reported at 60.8%.

Cash net operating income (NOI) on a same-property basis increased by 13.1%. Net income per share was a loss of US$0.0285, compared to a gain of US$0.0915 in the same period of 2025. Funds from Operations (FFO) per share were US$0.0613, up from US$0.0585 in the prior year's second quarter.

As of June 30, 2026, FIBRA Prologis' leverage was 24.7%, with liquidity totaling US$1.1 billion.
