Apartment offer prices in major German cities have dropped significantly, by up to 18 percent from their peak in summer 2022, a new study by immowelt reveals. Cities like Munich, Hamburg, and Frankfurt are seeing these price reductions, although recent upward price movements and stable mortgage rates suggest a limited window for buyers.

Munich, still Germany's most expensive city, has seen prices fall by 13 percent from an average of 9,390 euros per square meter in 2022 to the current 8,188 euros. Frankfurt experienced an 11 percent decrease to 5,560 euros per square meter, while Hamburg saw a 10 percent reduction, bringing the average price down to 5,913 euros.

Berlin's property market has remained surprisingly stable, with prices declining by only 6 percent to 4,841 euros per square meter. Cologne offers attractive conditions with a 10 percent price drop, resulting in an average price of 4,741 euros per square meter.

The study suggests that the current market conditions present a rare opportunity for potential buyers to acquire property in desirable German cities at more accessible prices. However, the recent uptick in prices in some areas may indicate that this window is closing.
