Hong Kong family offices shift capital from real estate to technology

Despite a rebound in Hong Kong’s property sector, family offices are actively divesting from real estate in favor of technology-focused portfolios. A recent study by Deloitte indicates that 22% of single-family offices in the region intend to scale back their real estate exposure, marking it as the only asset class where intended reductions outweigh growth plans.

This shift is largely attributed to the incoming generation of wealth managers, who are moving away from the traditional industrial and real estate roots of their predecessors. Younger family members are prioritizing liquidity and active engagement, viewing tech investments as more dynamic alternatives to property. The increasing interest in AI and growth-stage companies aligns with this preference for sectors that offer scalability and direct involvement in business innovation.

Market conditions are also facilitating this transition. Regulatory shifts, such as the introduction of Chapter 18C for specialist technology companies, have bolstered Hong Kong’s IPO environment. With a record number of tech listings in early 2026, investors now have clearer exit opportunities for their startup bets, further incentivizing the move away from the capital-intensive and illiquid nature of the local property market.
