IRSA reports quarterly loss for fiscal year 2027
Argentine real estate company IRSA recorded a net loss of 6.4 billion pesos in its fiscal first quarter, driven by fair value adjustments in its investment property portfolio.

IRSA Inversiones y Representaciones S.A. has released its financial results for the first quarter of fiscal year 2027, ending September 30, 2026. The company reported a net loss of 6.38 billion Argentine pesos, a sharp decline from the 217.95 billion peso profit recorded in the same period last year. This reversal was primarily attributed to changes in the fair value of investment properties.
Operational metrics showed mixed results for the period. While the adjusted EBITDA from rental segments decreased by 2.0%, the company's total adjusted EBITDA rose by 9.3%, bolstered by growth in the sales and development segment. Shopping mall revenues tracked with inflation; however, tenant sales experienced a real-terms decline of 6.1% compared to the prior year.
The company remains focused on expansion, with ongoing construction at the Oeste Outlet and Distrito Diagonal projects, both targeted for completion within fiscal year 2027. Following an October shareholder meeting, the company approved a cash dividend distribution of 211 billion pesos, which commenced payment in early November 2026.
