JLL has secured $406 million in financing for Regent Properties' Trammell Crow Center in Dallas. The deal highlights continued institutional capital interest in high-quality office assets with strong sponsorship and value-creation potential.

JLL's Capital Markets group announced it has arranged $406 million in financing for the Trammell Crow Center, a 50-story office tower located in Dallas' Arts District. The transaction involved a five-year, fixed-rate loan provided by Wells Fargo and Morgan Stanley, acting on behalf of the borrower, Regent Properties.
The 1.2 million-square-foot property is currently 92% leased to a roster of prominent tenants, including Goldman Sachs and Baker & Botts LLP. The financing is expected to support the ongoing operations and strategic initiatives for the iconic building.
Trammell Crow Center recently underwent a significant $182 million capital improvement program, completed in 2019. This included the addition of a new parking structure, 27,000 square feet of ground-floor retail, and enhanced amenities, aiming to bolster its competitive position.
JLL stated that the financing demonstrates sustained institutional capital interest in well-located, high-quality office assets in supply-constrained, high-growth markets like Dallas. The firm's Capital Markets group provides global real estate capital solutions for investors and occupiers.
