Real estate company Kojamo has expanded its use of artificial intelligence from heating optimization to customer solutions and internal processes. The aim is to improve energy efficiency and customer experience.

Real estate company Kojamo Oyj has spent years enhancing its operations by utilizing artificial intelligence (AI) across various applications. The company has successfully improved the energy efficiency and customer service for its Lumo homes, as well as streamlined its own operational processes.

The adoption of AI began in 2016 with the optimization of apartment heating. This solution automatically adjusts building heating based on actual temperature, energy needs, and weather forecasts. This automatic regulation has reduced heat consumption in Lumo buildings by an average of seven percent, improving living comfort and decreasing the company's carbon footprint.

The company has also developed AI-powered customer solutions. In 2023, the Lumo online store launched the Apartment Agent, which assists customers in finding suitable rental properties through a recommendation algorithm. A recently implemented Lumo bot offers customers and residents round-the-clock service for housing-related inquiries.

Furthermore, Kojamo is piloting and implementing generative AI to support its employees in knowledge-intensive work. AI assistants have been observed to speed up information processing and reduce manual labor, allowing employees to focus on value-adding tasks. Kojamo currently employs ten different AI solutions and continually explores new application possibilities.
