Architecture firm KTGY and developer SummerHill Apartment Communities (SHAC) have broken ground on 11 El Camino Real, a 251-unit rental apartment community in San Carlos, California. The project, located on a 2.2-acre site in San Mateo County, aims to support the city’s goals for transit-oriented housing.

The development features a contemporary, pedestrian-oriented design that leverages the site's significant grade change. KTGY's design addresses the long El Camino Real frontage, incorporating massing shifts and horizontal stepbacks to concentrate taller volumes inward, reducing perceived height from public viewpoints and integrating with the surrounding environment.

Street-level spaces include a leasing office, fitness center, and work-from-home areas, activating the street frontage. Two podium-level courtyards provide outdoor space for residents: the south courtyard features a pool and gathering areas, while the north courtyard offers additional outdoor amenities. The building utilizes a warm, timeless material palette to reinforce its contemporary character.

The project includes 38 affordable homes for various income levels. City Councilmember Sara McDowell emphasized the project's community impact, noting it as the city's largest development to date. Construction is underway, with completion anticipated in 2028.
