KTGY Redevelops Former Department Store into Mixed-Use Project in Milwaukee

Architecture firm KTGY is leading the design for the redevelopment of the former Boston Store at Southridge Mall in Greendale, Wisconsin, into a mixed-use destination. The project will add approximately 675 apartment units, aiming to combat the housing shortage by transforming an underutilized retail space into a vibrant community hub.

The 220,000-square-foot building, part of a 1970s-era mall, closed in 2018 and remained vacant until 2021. The redevelopment, spearheaded by Barrett Lo Visionary Development, will also feature modern retail spaces and a public plaza, alongside amenities like a pool, fitness center, and coworking spaces.

KTGY Principal Craig Pryde highlighted the architectural vision, which seeks to create a luxurious residential experience complemented by casual retail and outdoor community events. The design emphasizes community by arranging residential buildings around a central green space, employing a contemporary style with clean lines and large windows to connect interior and exterior environments.

The redevelopment aims for seamless integration with the existing mall, creating a "main street" feel that extends to residences, shops, and outdoor areas. A central public space serves as a gathering point and a connection to the surrounding community. Walkability is a key design element, with parking strategically placed to prioritize pedestrian circulation.
