Lone Star Land Partners Proposes Residential Development in Granite Shoals

Lone Star Land Partners, an affiliate of National Land Partners, has released details for a proposed residential development titled Granite Springs Ranch in Granite Shoals, Texas. The project centers on large-lot development, with planned homesites averaging more than two acres each.

The developer has initiated a request to annex the property into the city of Granite Shoals. If approved, the community would utilize the city’s water infrastructure, avoiding the need for private wells. The firm suggests that the development could bolster the local tax base and provide work for regional trades, though the fiscal outcome remains subject to final assessments.

Regional land prices continue to fluctuate; the Texas Real Estate Research Center reported an 8.63% year-over-year increase in acreage prices for the Austin–Waco–Hill Country region as of mid-2026. Davy Roberts, regional president for National Land Partners, noted that the project is intended to serve as a residential alternative to commercial or industrial land use in the area.

Prospective buyers are not restricted by a specific builder or construction timeline. The development remains in the planning phase as the company engages with local officials regarding zoning and annexation.
