Luxury Housing Market Sees Prices Drop After 29 Months
The entry point for buying a luxury home fell to $1.2 million in August, a 4% decrease from July, continuing a 29-month trend of declining prices.

The threshold for purchasing a luxury home dropped to $1,200,005 in August, marking a 4% decline from July. This continues a 29-month streak of falling prices in the high-end real estate market, according to Realtor.com.
Realtor.com defines a luxury home as one priced above the 90th percentile. In August, the top 5% of listings saw prices fall by 4.2% compared to the previous year. The highest echelons of luxury properties, above the 95th percentile, also experienced price reductions.
Accompanying the price drops, luxury homes sold more quickly over the past year. Entry-level luxury homes found buyers four days faster than in August of the prior year, although they remained on the market for a week longer than in July.
"August shows a luxury market in recalibration, with mixed signals across measures," stated Realtor.com senior economist Anthony Smith. "Listings are moving faster than a year ago, but price thresholds and the share of million-dollar listings are lower, while the market has slowed from midsummer."
