NEXT Properties concludes debt exchange offer for senior notes
NEXT Properties has finalized its exchange offer, replacing existing senior notes with new sustainability-linked bonds due in 2056.

Mexico City-based NEXT Properties has announced the final results of its exchange offer for its 6.950% senior notes due 2044 and 6.390% senior notes due 2050. The trust invited holders to exchange these existing obligations for new 7.731% senior sustainability-linked notes maturing in 2056.
The debt restructuring allows the company to extend its maturity profile while aligning its financing costs with sustainability targets. Such instruments are increasingly utilized by firms to demonstrate commitment to environmental goals while managing refinancing risks in a high-interest rate environment.
Following the expiration of the offer, the company is transitioning to the new debt structure. The exchange is part of a broader move to stabilize capital obligations and reduce immediate repayment pressures on the trust's balance sheet.
