Northern Virginia's housing market shared characteristics with the national market in July, including a decline in closed sales. Locally, sales dropped 5.5% year-over-year to 3,306 residences. This decline was less pronounced than the national average, which saw a 17.6% decrease.

Simultaneously, home price appreciation in Northern Virginia was moderate. The median home price saw a 2.4% increase, reaching $610,000. Nationally, home price growth was slower, at 0.7%.

A key differentiator between the two markets was the level of supply. In Northern Virginia, new listings decreased by 15.2% compared to the previous year in July, resulting in only 1.8 months of supply at the current sales pace. Nationally, new listings fell 10.4%, with 3.1 months of supply available.

This tighter supply in Northern Virginia helps explain the region's more resilient pricing and less severe sales dip relative to the national figures. The limited availability of homes continues to shape the dynamics of the area's real estate.
