Apartment prices in North Rhine-Westphalia have seen a notable decrease in recent years, particularly after the real estate boom peaked in 2022. Rising interest rates and changed economic conditions have impacted the market, leading to price drops exceeding ten percent in some cities. This presents potential buying opportunities for value-conscious purchasers.

In the largest cities such as Cologne and Düsseldorf, square meter prices remain the highest in the state but have decreased substantially. Cologne now averages 4,741 euros per square meter, an 11 percent reduction from June 2022. Düsseldorf has seen prices fall by 14 percent to 4,223 euros per square meter. Despite these drops, these cities remain the most expensive in NRW.

The Ruhr area cities demonstrate greater price stability. Dortmund's average price is 2,570 euros per square meter (a 9 percent decrease since 2022), and Essen is at 2,548 euros per square meter (down 5 percent). Gelsenkirchen shows remarkable stability, with prices declining by only one percent to 1,657 euros per square meter.

The most significant price reductions are observed in Düsseldorf (–14 percent), Krefeld (–12 percent), and Leverkusen (–10 percent). Smaller cities like Mönchengladbach and Bochum have also seen sellers adjust to lower asking prices. Meanwhile, certain cities, including Münster (+9 percent since early 2024) and Bonn and Bielefeld (+8 percent since early 2024), are experiencing slight price increases, suggesting a potential market stabilization.
