Routine Inspection Uncovers Structural Issues at Suspended Shopping Mall
An EXP project manager discovered significant structural damage and water intrusion beneath a shopping mall during routine repairs, initiating a large-scale renovation project.

During a routine repair project, Chris McConnell, a project manager in EXP's building science façade group, identified substantial structural concerns at a shopping mall. The mall, constructed in a floodplain, is elevated to allow water flow underneath. McConnell observed rust stains and efflorescence on the suspended concrete slab beneath the mall's entrances.
Further investigation revealed that the slab extended beyond the building's enclosed area at most entrances and that no waterproofing system had been installed during original construction. Water and salt had penetrated the concrete over the years, damaging the reinforcement bars within the structural slab. The client approved a condition survey, leading to a comprehensive repair project.
To rectify the issues, extensive repairs were undertaken, including the damaged reinforcement. A new waterproofing membrane was installed on both the exterior and interior portions of the slab. Additionally, a Pedimat grid system was implemented within the vestibule areas to manage debris and moisture tracked indoors.
EXP highlighted the importance of meticulous site inspections and keen observation, emphasizing that McConnell's initial discovery prevented potentially more severe future structural failures and extensive repair costs.
