S2 Capital Restructures Loans for $1.2 Billion Multifamily Portfolio
S2 Capital has completed loan modifications and refinancings across a 26-asset multifamily portfolio with a $1.2 billion loan balance. The transactions aim to extend maturities and resolve defaults, averting foreclosure proceedings on several properties.

Real estate investment manager S2 Capital announced the completion of significant loan modifications and refinancings affecting a 26-asset multifamily portfolio. The total loan balance involved in these transactions is approximately $1.2 billion.
The restructuring covers 8,223 units spread across seven different markets. Notably, 12 of the communities were subject to foreclosure proceedings, which have now been terminated as part of the agreements. The primary objectives of these modifications are to extend loan maturity dates, revise pricing terms, and resolve existing defaults and near-term payment obligations.
One key transaction involved the modification of a loan for a 531-unit community. This agreement waived existing defaults, including a maturity default, terminated a pending foreclosure posting, and extended the loan's maturity date to July 2031. This was facilitated by a principal paydown and payment of accrued amounts.
Scott Everett, CEO of S2 Capital, stated that the six-month negotiation process resulted in a capital structure better suited to the anticipated market recovery timeline. He attributed current multifamily market pressures to high new supply rather than weakened renter demand, observing a decline in new deliveries. The company's focus is now on operational execution, including occupancy rates and resident experience.
