The S&P Cotality Case-Shiller U.S. National Home Price NSA Index reported a 1.9% annual gain for July 2026, an increase from the 1.6% rise observed in the previous month. The 10-City Composite saw a 3.4% annual increase, and the 20-City Composite posted a 2.5% year-over-year rise.

Despite the nominal price appreciation, U.S. home values decreased in real terms for the 14th consecutive month. July's inflation rate of 3.4% outpaced the home price gain by approximately 1.5 percentage points, indicating a continued decline in purchasing power for housing.

Significant regional disparities were evident in the housing market. Chicago led the nation with a 6.9% annual price increase, while Seattle experienced the largest decline at 1.6%. New York and Cleveland also recorded notable year-over-year gains.
