Thailand's foreign direct investment (FDI) landscape shows significant growth, with investment promotion applications totaling 1.37 trillion baht (approximately USD 42 billion) from January to September 2025, a 94% increase year-on-year. This surge is attributed to targeted investments in key sectors including digital infrastructure, smart electronics manufacturing, renewable energy, automotive technology, petrochemicals, and healthcare.

The primary sources of this FDI were Singapore, Hong Kong, China, the United Kingdom, and Japan. The growth is supported by enhanced incentive schemes from the Board of Investment (BOI), offering corporate income tax exemptions of up to 13 years, duty exemptions, and non-tax benefits like 100% foreign ownership and land ownership rights.

To sustain this momentum, the Thai government launched the "Quick Big Win" initiative, featuring the "FastPass" system. This system aims to reduce approval timelines by 20-50% across seven key agencies, including the BOI and the Industrial Estate Authority of Thailand. It addresses investor challenges related to electricity supply, industrial land access, and visa and work permit procedures.

Datacenter investments have notably increased, positioning Thailand as an ASEAN digital hub. The BOI has updated requirements for datacenter projects, emphasizing resource efficiency and environmental standards. High-efficiency datacenters located outside the Eastern Economic Corridor (EEC) can receive an 8-year corporate income tax exemption. These revised conditions apply to applications submitted from November 14, 2025, onwards, signaling a strategic push to attract advanced digital infrastructure.
