Social media company TikTok has secured a lease for a 251,000-square-foot warehouse in Rugby, Warwickshire, UK, according to CoStar News. The facility, known as Rugby 251, is owned by JD Logistics, the infrastructure and asset management arm of Chinese e-commerce giant JD.com.

The warehouse is strategically located near the junction of the M1 and M6 motorways, a prime logistics hub. Market sources indicate TikTok has signed a 10-year lease at approximately £11 per square foot. The space is expected to be used for "Fulfilled by TikTok," managing storage and shipping for its e-commerce platform, TikTok Shop.

JD Logistics announced on October 10 that its Rugby, UK, high-standard warehouse had been completed and that it had signed an agreement with a "leading global cross-border e-commerce enterprise." While JD Logistics did not name TikTok, the description aligns with the reported tenant.

Rugby's location is within a key logistics corridor in the UK, offering access to over 90% of the UK population within a four-hour drive. JD Logistics has been expanding its European presence, now operating over 30 modern warehouse facilities across the UK, Germany, and the Netherlands, totaling more than 850,000 square meters with a 95% occupancy rate.
