U.S. home sellers face price pressure as housing market stagnates

Rising mortgage rates and economic uncertainty have shifted the U.S. housing market from a seller's advantage to a buyer's domain. Sellers, once accustomed to quick sales well above asking prices, are now frequently forced to lower their expectations or pull listings entirely as they face a shortage of active buyers.

According to Mark Fleming, chief economist at First American Financial, the power dynamic has fundamentally tilted. Sellers are increasingly expected to offer financial concessions, such as covering closing costs or helping buyers lower their interest rates, to close deals. Realtor.com reported that 21% of home listings experienced a price cut in September, marking a four-year high for the sector.

The industry faces a significant imbalance, with Redfin data showing 63% more sellers than buyers across the 50 largest U.S. metropolitan areas. With mortgage rates hovering near multi-year highs and affordability hurdles remaining steep, many sellers are being forced to delay relocation plans or major life decisions until market conditions improve.
