Wafra Acquires Liberty Development Partners and Its Logistics Assets

New York and Houston, Texas โ€“ October 1, 2026 โ€“ Wafra Inc., an alternative investment firm, and Liberty Development Partners announced a strategic partnership today. Funds advised by Wafra have invested in Liberty Development Partners, as well as its principal assets: Gulf Inland Logistics Park and CMC Railroad.

The investment provides additional capital and institutional resources to accelerate the ongoing development of Gulf Inland and support Liberty's growth into a broader rail-served industrial platform. Liberty Development Partners, which focuses on developing rail-served industrial properties, will continue to manage and develop these assets with Wafra's support.

Gulf Inland Logistics Park, a roughly 3,900-acre site in Dayton, Texas, offers connectivity to Union Pacific and BNSF Railway freight networks via CMC Railroad. CMC Railroad provides switching and storage capacity for over 1,000 railcars and direct access to U.S. Highway 90 and State Highway 99/The Grand Parkway.

Liberty Development Partners acquired Gulf Inland and CMC Railroad in 2022 and has since significantly expanded the park and its infrastructure. The investment occurs amid strong demand in the Houston region from manufacturing, distribution, energy, and logistics users. An expansion of the park's railcar storage capacity, adding approximately 1,000 spots, is currently underway and expected to be operational by year-end.
