Wellpointe Inc. has announced plans for Viva L.A. at Warner Center, a four-tower development that will deliver 3,192 affordable senior housing units in Woodland Hills. The project, spanning approximately 2.2 million square feet, represents an estimated $2 billion investment and is poised to be one of the largest affordable housing developments proposed in California.
The company intends to construct four high-rise towers, ranging from 34 to 42 stories, at 6400 Canoga Avenue on a site previously occupied by a commercial office building. This initiative aims to address the significant and growing demand for affordable senior accommodations in the Los Angeles area.
Wellpointe Co-Founder and CEO George Kutnerian emphasized that the development is designed to meet the needs of California's aging population in urban centers. The vertical construction approach marks a departure from the traditionally sprawling, low-rise model common in senior living. The design prioritizes accessibility, safety, and sustainability.
Viva L.A. at Warner Center is conceived as a transit-oriented development and will benefit from LA Metro's substantial investments in local public transportation infrastructure. The project is expected to receive expedited approval due to its 100% affordable nature and compliance with Los Angeles Mayor Karen Bass' Executive Directive 1.
